Tank leaking or stone cold right now? Do this first
If water is pooling around the tank, shut the cold water valve on the pipe above it. Turn the gas control to pilot or off, or switch off the breaker for an electric unit. Then call our emergency line so the dispatcher can book the repair.
If the problem is only that the water has gone cold, nothing is spilling and the call can be less urgent. Even so, a tank with no heat in winter is hard to live with, so we treat it as same-day work when a plumber is free.
What the symptom usually means, and whether repair makes sense
Most water heater calls trace back to one of a handful of parts. The table shows what we check first and how the repair decision usually goes.
| What you see | Likely cause | Repair or replace |
|---|---|---|
| No hot water, gas unit. | Pilot out, thermocouple worn or gas control fault. | Repair. A thermocouple or gas valve is a small job on a sound tank. |
| No hot water, electric unit. | Tripped high-limit, bad thermostat or burned element. | Repair. Elements and thermostats are routine parts. |
| Water dripping at the relief valve. | Valve worn out, or pressure and temperature too high. | Repair the valve. Persistent weeping can point to a thermal expansion problem. |
| Water coming from the tank body. | Rust-through in the steel shell. | Replace. A leaking tank cannot be patched, see water heater replacement. |
| Rumbling or popping. | Sediment baked onto the bottom. | Flush and test. Replace if the tank is old and the sediment is heavy. |
| Rusty or smelly hot water. | Spent anode rod or bacteria in the tank. | Anode swap or flush if the tank is sound. |
Signs the repair is quick and signs it is a bad tank
A good diagnosis saves you from paying for a part on a tank that is about to fail anyway.
Pilot will not stay lit
On a gas tank this usually means a worn thermocouple or a draft problem at the vent. Both are repairable.
Hot water runs out fast
A broken dip tube or a lower element that has failed can halve the supply on an otherwise good unit.
Moisture only at a fitting
Drips at the inlet, outlet or relief valve come from the connections, not the tank, and can be fixed.
Rust streaks or a puddle under the tank
Water leaving the steel shell means the liner has failed. That is a replacement call, not a repair.

Repair it or replace it
Repair makes sense when
- The tank is not leaking from its body
- The failed part is a thermostat, element, thermocouple, valve or igniter
- The unit has no rust staining at the base
- A single repair costs well under half of a new tank, and you know the age of the unit
Replace makes sense when
- Water is escaping the tank shell
- The heater is past its normal service life and needs a second major part
- The burner chamber or flue shows corrosion
- The tank is too small for the household and keeps running out
What Cleveland Water means for your tank
Cleveland Water's 2025 water quality report lists total hardness of 105 to 130 with an average of 117, which works out to about 6.8 grains per gallon. That is moderately hard water, and it leaves scale on heating elements and as sediment at the bottom of a tank.
For you that means a tank that is never flushed will run louder and heat slower as the years pass. A yearly flush is cheap insurance, and an old element that is caked in scale is a common reason an electric unit goes cold.

- Shut off the water to the tankThe cold supply valve sits on the pipe above the heater. Turn it clockwise until it stops.
- Kill the fuelSet a gas control to off, or flip the breaker for an electric heater so the elements do not burn dry.
- Move what is on the floorBasement storage boxes soak up water fast. Lift them onto shelves or into another room.
- Note the labelRead the model, capacity and age from the data plate. It lets the plumber bring the right parts on the first visit.
What affects the cost of a water heater repair
We give you a clear price before work starts, and the price depends on a few things we can usually spot on the phone.
Serving Maple Heights and the towns around it
We repair water heaters across Maple Heights, where the median home was built in 1956 and many tanks sit in older basements with tight access. We also go to Garfield Heights, Bedford and Warrensville Heights.
If the tank turns out to be finished, a plumber can quote a swap on the same visit. For a new location or a different fuel, ask about water heater installation.
Repairs to relief valves, venting and gas or electric connections are held to the Ohio Plumbing Code, OAC 4101:3, so we replace a failed safety part and do not bypass it.
Frequently asked questions
Yes. Our emergency line runs 24/7, and we send a plumber for tanks that are leaking or have left a home without hot water in cold weather.
Often it is a fitting, the relief valve or the inlet connection, which can be repaired. If water is coming from the tank body itself, the shell has rusted through and the unit needs replacing.
Yes, and we will find out why it went out. A pilot that keeps dying usually has a worn thermocouple or a venting problem, and relighting alone only hides it.
A failed lower element or thermostat is the usual cause. Both are straightforward repairs if the tank is sound.
The data plate carries a serial number that shows the build date. If the heater is well into its second decade and needs a major part, replacement is often the better spend.
Cleveland Water reports average hardness near 117, which is moderately hard. Scale and sediment build up over time, so a yearly flush helps, and ask us if a softener is worth considering.
